General Policy
On-line booking
When a booking is made, an email confirmation will be sent immediately.
Please check the details carefully, and advise us if any details are incorrect.
Please note If using our booking form we require your home and mobile telephone numbers on the booking form.
We reserve the right to refuse group bookings
Note :not all our availability is displayed online – if you cannot see availability on the system

Deposits
Card details will be held as a deposit.
Please note card details supplied must be valid for the booked dates and 1 nights accommodation MAY be charged within 7 days of your arrival and if the card is declined you will be given 24hours notice to update card details or the reservation will be cancelled.
Payment
We accept most major credit / debit cards except American express.

We cannot guarantee specific rooms on 1 night only bookings.
Cancellations policy
Cancellation with less than 7 days’ notice from 10am of the day of arrival will incur the cost of the first nights accommodation.
Curtailment of a stay will be liable for the full amount of the booking.
Please consider taking out holiday insurance, particularly for winter bookings.
We cannot be held responsible for adverse weather conditions.
Departure / Arrival arrangements
Check-in time is between 3.00pm and 10.00pm and in the event of guests not turning up (no show) by last check-in, one night’s accommodation will be charged. Please note:- We do not operate a 24 hour reception
Check-out is by 10.30am
Smoking Policy:
To comply with legislation smoking is not permitted anywhere in the house.
Failure to observe this policy will result in you being charged the full cost of your stay and being asked to leave.
Also a £50.00 cleaning charge debited from your credit/debit card.
